Eichler Plan Code Decoder

Holding a plan or permit that says “L-234” or “MC-184”? Pick a place to see which subdivision, city and years one archive’s project index ties each Eichler model code to, and which developer it names.

This view shows every place at once. Find the place on your plan or permit, then look for your code in that list.

How the codes work

The finding aid for the Oakland & Imada Collection says Eichler house models are named by a subdivision location code and a model number: MC-184 is Marin County model 184. Projects are filed under the homeowner’s name when one is known, and otherwise by subdivision name or location code. The few Jones & Emmons house models in the collection carry plain numbers, such as 2.1. A prefix doesn’t always mean one place: L codes turn up in Los Altos and in San Francisco’s Diamond Heights, and some plans were reissued under a new prefix, written in the index as “CC-174 reissued as SAO-174.” The index doesn’t name an architect on each row; only a few rows name a design firm alongside the developer.

The chips group the index’s rows by the place each row gives, by city or county, with a last chip for rows that give no place. Codes, dates and developers appear as the index writes them. For rows filed under a homeowner’s name, we show the code, place, date and developer only, and we leave out names, lot numbers and streets.

Choose a place

Pick a place above. The decoder lists 123 rows from the index’s Eichler sheet that carry a model code. The dates run from 1955 to 1975, and three rows also carry later dates, up to 2001. 41 of them are single houses filed under an owner’s name.

Not sure where your code belongs? The prefix key below shows the place the index ties each prefix to.

Palo Alto & Stanford

All ten Stanford rows are single houses filed under an owner’s name, so they show the place only.

What this decoder can’t do

It covers only the codes in one archive’s project index, so a code you don’t see here may still be a real Eichler model. Plans named in other records, such as the JE-14 to JE-19 plans in Greenmeadow’s National Register nomination, aren’t in this index. A code on a drawing doesn’t prove the house was built to that plan, and the index doesn’t say how many houses were built from each model. To confirm a house, check the permit file with the city or county and the recorded tract map. This is general history, not legal advice.
